Frequently asked questions
Everything sellers ask us, answered plainly. Don't see yours? Call — a human picks up.
›Do I need to make repairs?
No. We buy completely as-is. Repairs, painting, cleaning, and cleanout are all handled by us after closing.
›Do you buy houses as-is?
Yes — condition, contents, code violations, unfinished remodels and all. The house sells exactly as it stands.
›Do I have to pay commissions or fees?
No. There are no agents in a direct sale, so no commissions, and we never charge service fees or pass closing costs to you.
›How fast can I close?
As little as 7–14 days after acceptance. Need longer? Pick any date — we close on your timeline.
›Is the offer free?
Yes, always — by phone or after a walkthrough. No charge, no strings.
›Do I have to accept the offer?
Never. Many sellers get our number purely to compare against listing. We're fine being your benchmark.
›Can I get an offer by phone?
Yes. A preliminary phone offer is usually same-day, based on what you tell us plus local sales data.
›Is an in-person walkthrough required?
Not to get a number — but we confirm condition with a brief visit before contract. A walkthrough up front just gets you the firm offer sooner.
›Why is a walkthrough more accurate?
Seeing the house lets us price repairs precisely rather than padding for unknowns. That generally means a stronger offer, and one that won't change at closing.
›Do you buy inherited houses?
Yes, including during probate. We coordinate with attorneys and personal representatives and handle full cleanouts.
›Do you buy houses with tenants?
Yes — leases in place, behind on rent, or post-eviction. We take over the landlord role at closing.
›Do you only buy in Denver and Colorado Springs?
Those two metros and their suburbs are our focus. Close by? Ask anyway — we'll help or point you to someone who can.
›How do I know you're legitimate?
Ask for proof of funds, verify the earnest money goes to a known Colorado title company, and check that the contract is a standard state form. We welcome all three.
›Will you renegotiate after we sign?
Not if the house matches what we saw or what you described. The walkthrough exists so the agreed number is the closing number.
